CSSI Services1157We help property owners and businesses uncover significant tax savings through IRS-compliant strategies. From accelerating depreciation with cost segregation to maximizing R&D investments or capturing 179D energy deductions – our approach helps you keep more of what you earn. Cost segregation is a tax strategy that helps property owners pay less tax sooner. It works by identifying parts of your building—like lighting, flooring, and parking lots—that can be depreciated faster than the standard 27.5 or 39 years. Our engineering studies typically save owners $50,000-$100,000 in taxes per $1 million in building value within the first five years. The Research and Development (R&D) Tax Credit is a federal incentive for businesses that develop or improve products, processes, software, formulas, or techniques. Because it’s a credit rather than a deduction, it reduces what you owe dollar for dollar instead of just lowering taxable income. It can also be claimed for prior tax years that remain open. Section 179D is a federal tax incentive that rewards commercial building owners and designers for energy-efficient building improvements. It provides substantial tax deductions of up to $5.94 per square foot for installing qualifying energy-efficient lighting, HVAC, and building envelope systems that reduce energy consumption compared to industry standards. Under the OBBA, Section 179D sunset on June 30, 2026. Projects that commence after that date no longer qualify. The deduction is still available for qualifying projects that began before the sunset, and for buildings placed in service in prior years that were never reviewed.
